Modestly priced lofts pre-selling two blocks from City Park

When Coldwell Banker Devonshire agent Ali Van Westenberg launched pre-sales last summer on Blueprint, 39 new lofts designed for Colfax and Madison two blocks from the old Bluebird Theater, she’d taken 16 contracts within weeks. A few months later, as newspapers were filling with bad news about the national real estate market, construction financing went into limbo…but 15 contracts held tight, and now Blueprint is under construction and selling again.
The developer, meanwhile, has new financing in place and has launched construction at the site, within a short walk of some venerable eateries like Good Friends, Bastien’s Steak House and Star Cafe…and a longer stroll to the new Tattered Cover.
More important, says Van Westenberg, is the vast expanse of City Park, now being made over by the city into more of its original vision as an elegant reflection of downtown across the big lake. That prospect has drawn some nice high-rise development along 16th and 17th Avenues….
…But at prices-per-foot well beyond this. Today’s presale (held in Cherry Creek at Devonshire’s office upstairs from Starbucks and Einstein’s, 200 Fillmore Street, Ste. 300) starts from the $260s, plus a couple of mandated affordable units that will go for even less.
Meanwhile, there are penthouse-style plans (priced from the $4s to around $500,000)…all of them 2-level townhome style with three bed/bath, 2,143 feet and larger, very creatively worked into the terraced architecture. (Many will have straight-shot views down Colfax to downtown and the back ranges, from 4th and 5th floor vantage points. All of those have two outdoor terraces…but every home, even the lesser-priced 1-to-3 bedrooms below, have some kind of deck.)
“This is a great opportunity for somebody wanting a downtown neighborhood that has much to offer now and will get a lot better with time,” says Van Westenberg, who notes that sales are available first-come, first-served, at Devonshire. Blueprint has a web site at BlueprintDenver.com.
